The other Is They find a architect to draw up plans, they then take the plans to a contractor or general contractor to have them price how much it's going to cost. now there's nothing wrong with this strategy if you plan to live with a mortgage payment. If you want to live with no mortgage you have to take more control. The moment You hand over your set of plans to the contractor you're putting Them in control of creating the material takeoff list, they put in the work to manage this choosing and Haveing everything delivered, It a Lot Of Work of course they're going to charge markup, nothing wrong with that, that's part of it.
